I can't see a 60-room hotel in Tupper Lake. Motels / hotels in Saranac Lake have occupancy challenges. It's busy here in the summer, but not nearly like Lake Placid. The only times I've seen SL totally rocking is the Winter Carnival and the rugby tournament.
 
Nothing against Big Tupper, but be careful what you wish for.

These things are never as cut and dry as they seem. They mention other creditors. If there are existing mortgages and liens from vendors for supplies or services on the properties they don't go away in a tax auction. Any successful bidder would still be liable for the mortgages and liens on top of the auction price.

I'm no lawyer or tax expert but from what I understand all relevant creditors have been properly notified and have been given every opportunity to challenge the tax sale. I think some have tried staving this off by filing challenges and all have been unsuccessful. This has been a long process, taxes haven't been paid for over 10 yrs, the County bent over backwards hoping the ACR was going to come around, tax sales usually take place after 3 yrs of non payment.

All creditors likely have to be notified. Often, if the auction price is low enough, it's a creditor that ends up winning the bid in order to protect their investment or minimize their losses. In any case, anyone planning to bid has already spoken with any creditors and has come to some agreement with them before bidding.
