Arizona Snowbowl $$$

Something has got to give, I'm not sure what or when but I do feel like affordable housing is an issue with the capability to transcend political differences. It is affecting all communities from tourist towns to big cities with lots of industry and quiet suburbs alike. I've personally been priced out of the community I was born and raised in so these conversations seem to get a bit touchy for me, so I am sorry for any misinterpretation of your comments camp. Here in Jersey just today a new affordable housing was signed by the governor that could set a precedent for other states to follow, it just seems like a day late and dollar short. According to experts Jersey lacks 200,000 housing units for low to moderate income families, that deficit is pretty apparent when you have homes going for as much as $330,000 over ask.

The situation in Sedona is like trying to seal a hole in a water tower with duct tape. Here is a parking lot for you to live out of your Subaru in, catch is you've got to show proof of employment. There simply aren't enough trust fund kids with sprinter vans to keep restaurants and coffee shops staffed in these ski and tourist towns.
Perhaps tangentially related - in the happiness survey us was top ten over 60 and 60 (yes 60) under 30. It was the first time US dropped out of the top 20 across respondents.

Out west here, especially in the coastal states it looks like America is dying. It’s nuts how many people are homeless now.

I think we need to slow the f down on producing offspring. Our economy though and capitalism in general doesn’t approve of that though.
Even in my small town in western NY the housing market is bonkers. For many decades 2%-3% annual appreciation was normal. Housing here never saw much of a hit in 2008 either. Then suddenly mid/late 2021 pricing went off the rails. Rising 10%-15% annually. Houses went from weeks or months on market to selling the day they had an open house. Bidding wars going >30% over already high asking prices. Simply crazy stuff. I think some of it is from out of towners that relocated from big cities with big money making all cash offers, because now they can work remote. But I don't think that explains all of it. Lots of investors gobbling up single family homes these days also. Still trying to figure it out though.

Meanwhile I just got back from a western ski vacation. They have a hard time hiring help. Heck I saw an article about medical doctors not being able to buy a house to work in the Steamboat area. Meanwhile billionaires buy large chunks of land and building mansions that they occupy a couple weeks a year otherwise sitting empty.

Plenty still spending money like drunken sailors everywhere I go. Yeah so much for all the bellyaching about inflation. Demand is driving prices up but many don't seem to care because they just keep spending.

But I digress, yes imho the planet needs fewer people.

Meanwhile, owners of the Yellowstone Club are planning a similar development in CO.

@Harvey please move if this belongs elsewhere.

Folks have plans to make a “residential community” out of the old great northern mall north of Cuse.
& wanna spend a >billion.
Down the road a bit Micron's supposed to come and spend 100 billion$.
Tearing down 81 thru The Cuse is projected at 2.25 billion$.
The governess and the president are both Cuse grads.

Cuse area hasn’t changed too much in a number of years.
A lot of folks moved out but that has left more room for the ones who stayed put...

The US birthrate has actually been on a fairly sharp decline since 2007, housing is a supply side issue and a greed issue.
